Why Riseam Sharples

A specialist, not a generalist.

We do one thing. We act only in residential conveyancing — no litigation, no family law, no distractions. That focus is why developers, agents and lenders in the UK and overseas refer their buyers to us.

Volume expertise

Thousands of completions across the UK — often in the very development you are buying into.

Developer fluency

Off-plan contracts, assignments and block purchases are our daily work, not an occasional file.

Remote by design

Identity checks, signing and funds handled securely — from the next county or the other side of the world.

Direct access

A named solicitor and assistant on every matter — and someone who speaks your language.

Fees

Tailored to the transaction, agreed at the outset.

Typical legal fees
£2,000 – £5,000
plus VAT and disbursements

For most residential purchases, sales and re-financing, our legal fees typically range from £2,000 to £5,000 plus VAT and disbursements, depending on the nature of the transaction.

Request a quote →

Our legal fees are tailored to the particular transaction and will depend on factors including the property value, whether the property is freehold or leasehold, whether the buyer is an individual or corporate entity, any mortgage finance or donor funding involved and the complexity and timescale of the matter.

We will discuss and agree our fees with you at the outset of your transaction, providing a clear estimate of costs. Should unforeseen issues arise that materially increase the scope or complexity of the work required, we will discuss any revised fees with you before incurring additional charges.

Any hourly rates will be confirmed in advance and based on the expertise and experience of the relevant lawyer.

Disbursements

Disbursements are third-party costs that we pay on your behalf during the conveyancing process. Typical disbursements include:

Stamp Duty Land Tax (SDLT)The amount payable depends on the purchase price and your circumstances. You can calculate the likely liability using the Government’s SDLT calculator available on-line.

Internal note: fees wording replaced in full with Julia’s final copy of 27 August — single £2,000–£5,000 range in place of the old per-transaction table, and her disbursements list in place of the October 2025 flyer schedule. Only visual change: the typical-range sentence is set as a figure with the sentence beneath it; no words altered.
